What is a Light PCA-Style Assessment?
A Light PCA-Style Assessment is a business-focused inspection package that includes:

• A full commercial inspection
• A simple 1–3 year repair & maintenance roadmap
• High-level financial impact notes

It is not a formal ASTM PCA or capital reserve study, but it gives small business owners realistic planning guidance without the cost of a full engineering report.
Do you travel outside the DMV area?
Yes. For qualifying commercial projects, I travel up to a four-hour radius outside Washington DC.

This can include parts of:
• Pennsylvania
• Delaware
• West Virginia
• Southern Virginia
• Eastern Maryland

Extended travel is handled case-by-case and includes additional time and mileage in the proposal.

Are you licensed and insured?
Yes. I’m a licensed Maryland home inspector and insured for both general liability and errors & omissions (E&O). For commercial projects, I follow commercial standards of practice to guide the inspection process and reporting.
Do you inspect multifamily properties?
Yes — up to around 50 units.

I can inspect:
• A representative sample of units (for example 10–30%)
• Or every unit individually, including subpanels, HVAC units, and in-unit components

This is ideal for buyers, landlords, or owners who want an annual risk and condition review.
